At Nicehome4u, we’ve built a fully digital application system designed to make renting simple, transparent, and predictable. This guide walks you through exactly how to apply, what you’ll need, and what happens after you submit your application.

The Nicehome4u application process is fully online and typically includes:
- Submitting an online application (per adult, 18+)
- Paying a $25 application fee per applicant
- Income, credit, and rental history review
- Background screening (as required by law)
- Approval decision within 2–3 business days (sometimes same-day)
- Lease signing and move-in coordination
Step 1: Before You Apply
Before starting your application, it’s important to review the listing details carefully.
Each property includes:
- Monthly rent
- Income requirements (typically 3× rent)
- Pet policy
- Availability status
- Property-specific conditions
Income Requirement Reminder
To qualify, your household income generally must be at least:
- 3× the monthly rent (gross income)
Example:
- Rent: $900/month
- Required income: $2,700/month or more
Co-applicants can combine income to meet this requirement.
Step 2: Submit Your Online Application
All applications at Nicehome4u are completed 100% online.
You do NOT need to visit an office in person.
What you’ll do:
- Fill out personal and household information
- Upload required documents
- Submit employment and income details
- Provide rental history information
- Authorize background and credit screening
Each adult (18+) living in the home must complete a separate application.
Step 3: Application Fee
The application fee is:
- $25.00 per adult applicant ($50 in some cases)
What the fee covers:
Your application fee is used to process:

This ensures a fair and consistent screening process for all applicants. Note: The application fee is non-refundable.
Step 4: Income Verification
We accept a variety of income types, including traditional and non-traditional sources.
Accepted proof of income:

- Employer offer letter (for new jobs)
- Most recent tax return (1099 or Schedule C)
- 3–6 months of bank statements (for self-employed or cash income)
Self-employed applicants:
You are welcome to apply. Income can be verified using:
- Tax returns
- Bank deposits
- Business income documentation
Step 5: Credit & Rental History Review
We do check credit, but we do NOT rely on credit score alone.
We focus on:
- Rental payment history
- Previous landlord references
- Outstanding rental debt (if any)
- General financial behavior
Important note:
- A perfect credit score is not required
- Imperfect credit does not automatically mean denial
- Strong rental history can significantly improve approval chances
Step 6: Background Screening
All applicants undergo a background screening in compliance with fair housing laws.
We review:

- Severity and recency of offenses
- Evidence of rehabilitation
Important:
- A felony does NOT automatically disqualify you
- Each application is reviewed individually
Step 7: Approval Timeline
Once your application is submitted, here’s what to expect:

- Complex cases: up to 7 business days

Step 8: How to Secure a Home After Approval
Once approved, you can secure the home you want.
To lock in a property:
- Pay the required deposit
- The home is removed from the market
- Your lease process begins
This ensures no other applicants can take the property while you finalize your move.
Step 9: Move-In Process
After approval and deposit payment:
- You sign your lease online (electronically)
- Pay first month’s rent + security deposit
- Schedule your move-in
- Receive keys and walkthrough instructions
Move-in timing:
- In some cases, you can move in within 24–48 hours, if the home is ready
Upfront Move-In Costs
The total upfront cost depends on the home, but typically includes:
- Application fee(s)
- Security deposit
- First month’s rent

Security Deposit Options
In some cases, a traditional large deposit may not be required.

Pets & Animals
Pet rules vary by property.
General guidelines:
- Some homes allow pets, others may have restrictions
- Pet fees, deposits, or monthly pet rent may apply
- Pet details (breed, size, vaccination records) may be required
Service & assistance animals:
- Always allowed under applicable laws
- Not treated as pets under rental policy
Section 8 / Housing Assistance
We work with Housing Choice Voucher (Section 8) tenants on select properties.
What you’ll need:
- Valid voucher
- Voucher amount and expiration date
- Case worker contact information
Timeline note:
Section 8 approvals may take 1–3 additional weeks due to inspection requirements.
If your voucher does not cover full rent:
- You are responsible for the remaining balance
Life as a Resident
Once you move in, everything is managed through your online tenant portal.
You can:
- Pay rent online (due on the 1st of each month)
- Submit maintenance requests
- View lease documents
- Set up autopay
Maintenance support:
- Requests are handled through the portal
